The Guttman Properties team is a group of experienced professionals that are passionate about creating communities for adults 55 and older. The team has a deep understanding of finance, development and construction management and are dedicated to enhancing the lifestyle and well-being of the residents they serve.

 

Ian Guttman, Chief Executive Officer

Visionary Ian Guttman brings 29 years of land acquisition and development experience from his family-owned, award-winning, real estate development company, Hills Properties. Ian has handled the acquisition, entitlement and development of many successful apartment communities, including, most recently, the Savoy at the Streets of West Chester and 49 Hundred in Blue Ash. 

Building on this legacy and out of his love for his father, Murray, Ian has since formed Guttman Properties, focused on creating residences for the aging demographic. Ian has a remarkable ability to identify and acquire signature properties and the leadership to cultivate landmark communities.

 

Andrew C. Vecellio, Vice President

Andrew Vecellio is a land developer, community planner and commercial and residential builder.  He graduated from the University of Denver’s Daniels School of Business and attended the University of Cincinnati’s College of DAAP, with a concentration in urban planning.  Andrew has developed hundreds of acres along the I-75 corridor in the greater Cincinnati/Dayton market, in addition to extensive development and construction of infill residential and commercial properties. Maintaining best construction practices, Andrew’s responsibilities for Guttman Properties include regulatory approvals, design implementation, and project management. He brings tenacity, decisiveness and a friendly smile from Texas.

Chris Karl, Controller

Chris Karl brings a diverse mixture of high-growth, small business experience coupled with Fortune 500 financial skills. He has over 30 years of financial experience covering multiple industries including real estate, construction, and manufacturing - aircraft engines, building materials & chemicals. Chris has held various roles including Chief Financial Officer, Controller, Manager of Financial Analysis, and Financial Consultant. He holds an MBA degree in Finance from Indiana University and a BS degree in Finance from Miami University. Chris is a graduate of General Electric’s two-year Financial Management Program.


Victor Matos, Analyst

Victor Matos is a graduate of the University of Cincinnati’s, Carl H. Lindner College of Business receiving a Master Degree in Business Administration.  He received accolades from the Urban Land Institute, National Chapter for analysis and preparation of urban development strategies.  Victor has a passion for real estate development and construction.
